Energy certificate requirements updated

Croatia has updated its energy certificate requirements for short-term rental properties. All STR listings must now display a valid energy performance certificate, with stricter enforcement and penalties for non-compliance.

**Certificate Requirements:** - Mandatory for all STR properties advertised online - Valid for 10 years from issue date - Must be displayed in all property listings (Airbnb, Booking.com, etc.) - Energy rating (A-G) must be visible to guests before booking

**Validity Period:** - Certificates issued before 2014: Now expired, must renew - Certificates issued 2014-2024: Check expiry date on document - 10-year validity from date of issue - Renewal required before expiry to avoid listing removal

**How to Obtain a Certificate:** 1. Contact a licensed energy auditor (ovlašteni energetski certifikator) 2. Schedule property inspection (2-4 hours on-site) 3. Receive preliminary report within 5-10 days 4. Certificate issued and uploaded to official registry 5. Cost: €150-400 depending on property size

**What's Assessed:** - Building envelope (walls, roof, windows, insulation) - Heating/cooling systems - Hot water systems - Ventilation - Renewable energy (solar panels, heat pumps, etc.)

**Energy Ratings:** - A+ / A: Excellent (new builds, major renovations) - B / C: Good (most modern properties) - D / E: Average (older properties, some upgrades needed) - F / G: Poor (significant renovation required)

**Penalties for Non-Compliance:** - €500-2,000 for missing certificate - Listing removal from platforms (Airbnb, Booking.com) - Tourism license suspension until compliance achieved - Random inspections by Tourist Board
